Efficient Online Rent Collection / Disbursement and Property Management with Landlord-Tenant Portal

Rent New Tampa is utilizing the latest technologies to manage tenants, ensure on time payments and keep landlords informed. The Landlord-Tenant Portal provides tenants with the ability to automatically schedule Electronic Funds Transfers (EFT) each month to ensure the rent is always paid on time. Tenants are automatically reminded every month via email that rent in almost due a week before the due date. Tenants can also submit maintenance requests online. Landlords will also receive rent via EFT, eliminating the hassle of running to the bank. Landlords will also be able to check the status of the property, including running financial reports at any time.

How is this a Property Management Advantage?

Perhaps the biggest benefit of the electronic services is the reduced risk of late payments that are "in the mail". By requiring tenants to pay rent online, Rent New Tampa is know exactly what day the tenant submits a payment. There are no stall tactics where the tenant says "I mailed the rent last week?" or "If you don't receive it, I will have to cancel the check and send you another one". Bottom line, tenants will use methods to stall if they can not make a payment, which can drag out the eviction process, since the process will not start if the property manager is waiting for a check that may or may not be in the mail.

With the electronic services, a landlord will be able to login to their account and run a report to see the cash flow of the property, find out if and when rent was paid and check on status of maintenance requests. This open book allows owners to have as much, or as little, knowledge of the regular happenings of the property, even if it is not business hours.
